Repair or replace? How we help you decide
We repair first when it makes sense. Replacement is usually worth considering when the furnace is about 15–20 years old or older and repairs are becoming more frequent, a major part has failed, there’s a safety concern, your gas bills keep rising, or the furnace is loud or short-cycles.
Repair or replace checklist
Go through these together. One check alone rarely decides it.
☐ The $5,000 rule: multiply your furnace’s age by the repair quote. If the result is over $5,000, replacement is usually worth comparing.
☐ The furnace is about 15–20 years old or older.
☐ You’ve needed more than one repair in the last couple of years.
☐ A major part has failed, like the heat exchanger, inducer motor or control board.
☐ There’s a safety concern, such as a cracked heat exchanger.
☐ Gas bills keep climbing, or some rooms never warm up.
☐ The furnace is noisy or short-cycles.
If only one or two apply, a repair usually makes sense. If several apply, we’ll give you upfront quotes for both so you can compare.
Signs it may be time to replace:
- The furnace is about 15–20 years old or older and repairs are becoming more frequent.
- A major part has failed, like the heat exchanger, inducer motor or control board, and the repair cost is a large share of a new furnace.
- There’s a safety concern. A cracked heat exchanger can let carbon monoxide escape, and we won’t recommend running a furnace with that problem.
- Your gas bills keep rising or some rooms never warm up.
- The furnace is loud, short-cycles or has needed several repairs in the last couple of years.
Sizing: why "same size as the old one" isn’t always right
Many older furnaces were oversized, or the home has changed since they were installed with new windows, insulation or a finished basement. We size the furnace with a load calculation for your home instead of matching the old nameplate.
A properly sized furnace runs longer, quieter cycles, heats more evenly and lasts longer.
We also check the ductwork, venting, gas line and thermostat, because a new furnace can only perform as well as the system around it.
Efficiency: understanding AFUE
AFUE (Annual Fuel Utilization Efficiency) tells you how much of the gas you buy turns into heat.
80% AFUE furnaces vent through a metal flue. They cost less upfront. 90–98% AFUE high-efficiency furnaces are condensing units that vent through PVC pipe and use less gas over Chicago-area winters.

- 90–98% AFUE high-efficiency condensing furnaces vent through PVC and use less gas.
- Two-stage or modulating gas valves
- Variable-speed blowers for steadier temperatures and quieter operation
Other ways to heat your home
A furnace isn’t the only option. If you’re replacing your AC at the same time, a heat pump can cool your home and handle milder heating days, and many Chicago-area homes keep a furnace as backup heat. For an addition, sunroom or finished basement the main system can’t reach, a ductless mini-split can heat and cool that one space. We’ll go over the options honestly when we quote.
Rebates and financing
As an enrolled ComEd participating contractor, we can help you check whether your new equipment qualifies for a ComEd rebate. Rebates are subject to change, and the program may end.
If you’re a Nicor Gas customer, ask us whether a rebate is currently available for qualifying high-efficiency furnaces. Rebates are subject to change, and the program may end.
Flexible financing is available, so you don’t have to put off a needed replacement. Ask about options when we give you your quote.

Furnace replacement FAQ
Most last about 15–20 years with regular maintenance. Age alone doesn’t mean you need a new one, but it’s a reason to compare repair and replacement.
It depends on the furnace size, efficiency, features and any ductwork or venting changes. We give you an upfront quote after looking at your home, and financing is available.
In most Chicago-area homes, the gas savings make high efficiency worth it over time. If venting a condensing furnace would be difficult in your home, an 80% furnace may make more sense. We’ll show you both.
Furnace replacements are usually completed in one day, scheduled after the estimate.
If your AC is about the same age, replacing both together can save labor and makes sure the systems are matched. We’ll tell you honestly if your AC still has years left.
Sometimes. Nicor Gas customers can ask us whether a rebate is currently available for qualifying high-efficiency furnaces, and as an enrolled ComEd participating contractor, we can help you check what you may qualify for when we quote your system. Rebates are subject to change, and the program may end.
Use the $5,000 rule as a starting point: multiply the furnace’s age by the repair cost. If it’s over $5,000, compare replacement. We’ll give you upfront quotes for both.
